heavy equipment rebuild business run by the school to pay costs of training, reduce student debt and get hands on experience for students.  heavy equipment like a Cat D11 can cost several million dollars, and a rebuild will restore the machine to as new condition for half the cost of buying a new one.  Many businesses do this for profit.  See an example here:  Having a site close to a major copper mine like kenecott would give us a ready made customer both as an employer of our heavy equipment students and as a customer for a side business rebuilding heavy equipment. 


Recreation would be important for good health.  Homeless vets could have serious health issues due to poor nutrition and exercise.  There is also the issue of PTSD.  A good selection of recreational activities available to the students during their free time would be important.
